FDC understands the complexity and risk involved in performing “Design- Build” projects. Our process is
intensely focused on insuring that we perform the necessary development of the initial design to assure
our team that they can complete a job on site with full knowledge of details such as connections to and
within the Electrical Closet, any TSS Low voltage connections and placement of HVAC where it intersects
with hardened walls. Our design plans provide the necessary features to eliminate or seriously reduce
risks that occur using already-designed documents. This meticulous process is designed to keep “Change
Orders” to an absolute minimum.
Briefly FDC’s Process is in these carefully managed steps which are interspersed with necessary site
visits:
• FDC’s A/E Design Manager reviews initial plans and provides them to Architect Partners to
develop and design and at 35% point presents to client for comment
• Client Reviews Design and Provides Comments & Feedback
• FDC A/E Design Manager provides to Architect Partners to review and incorporate client
comments
• FDC A/E reviews and quality control checks to insure all comments incorporated and returns to
Architect Partners to update design
• Architect Partners incorporate client comments and produces 65% design to client for comment
• Client reviews design and provides comments
• Client approves Long-Lead items for order after 65%
• Client Reviews Design and Provides Comments & Feedback
• FDC A/E Design Manager provides to Architect Partners to review and incorporate client
comments
• Architect Partners incorporate client comments and produce 95% design to provide to client for
comment
• FDC A/E reviews and quality control checks to insure all comments incorporated
• Client approves submittal log and project schedule
• Architect partners produce IFC % Design
• IFC Design Issued.
